I've spent the last six months underwater in a coliving conversion in Atlanta, and I figured it was time to start telling people about it.
This is The Side Door. The idea is simple.
We probably crossed paths at some point. A real estate event, a coliving group, a project we worked on together, or maybe you were a photography client years ago and we just never lost touch.
Either way, I wanted a better way to stay connected with people I know, so I'm starting this.
Think of it as me bringing things to an informal board I report to. Deals, experiments, numbers, problems, decisions I'm currently wrestling with.
You're the board. Occasionally I'll ask what you think.
First thing on the table:
Earlier this year I bought a 4-bed, 3-bath house in Atlanta to convert into coliving, basically renting it by the room.
The plan was simple.
- Buy it.
- Renovate it.
- Rent it.
- Move on to the next one.
We figured twelve weeks for the renovation.
Six months later, I have a much more informed opinion about construction timelines.
The house is about 95% done, and I'm proud of what we built. More on that soon.

The idea here is to share things while I'm actually figuring them out, not just the polished version after everything worked.
Real numbers, mistakes, unfinished thinking, and whatever rabbit hole I'm in that week.
